Stamp Duty, Explained.

Stamp duty (also called transfer duty) is calculated as a percentage of your property's purchase price, on a sliding scale set by each state or territory government. The rate generally increases in bands as the price rises, and can also depend on whether you're a first home buyer, whether the property is your home or an investment, and whether it's a new build or an established property.

In most states and territories, first home buyers get a full or partial stamp duty exemption up to a certain purchase price, with the concession phasing out over a higher price range. The exact thresholds and concessions vary significantly by state - use the calculator above and select "First Home Buyer" to see your estimate.

In many states the standard duty rates are the same for owner-occupiers and investors, but first home buyer concessions generally only apply to owner-occupied purchases. Some states also apply different treatment based on whether the property is a new build or an established home.
